Cushman & Wakefield today announced the firm has been named the exclusive leasing agent by KS Partners for @Brickstone Square, a 1-million-square-foot office park located at 100-300 Brickstone Square in Andover, MA.
@Brickstone Square is a first-class office complex consisting of three buildings situated on 53 acres originally known as Shawsheen Village. The brainchild of William Wood of the American Woolen Company, the development was conceived nearly 100 years ago as a planned corporate mixed-use community featuring a railroad station, shops, apartment buildings, parks and single-family housing for workers.
In a nod to its ahead-of-its-time origins, the current iteration of @Brickstone Square includes a $5 million renovation with amenities such as a 375-seat cafeteria; conference center that seats up to 100 people; game room with ping pong, table hockey and video games; on-site bistro; fitness center; daycare; and WiFi throughout the buildings. But unlike Wood’s original development that did not include driveways, @Brickstone Square has 3,000 parking spots and an 800-car garage.
The end result is a project that emphasizes lifestyle as much as workspace, and continues William Wood’s vision by expanding @Brickstone Square into an ideal “Live, Work, Play” solution for businesses.

“One of our goals is to carry on this complex’s tradition of importance to the Town of Andover,” Baldwin said. “We’re looking at possibilities such as summer outdoor movie nights and food truck competitions to reconnect this section of Andover with its roots as a community hub and make this more than just workspace.”
Andover continues to attract major corporations like Enel Green Power, Aras Corporation, IHS Markit, Broadcom, Broadridge and Sofft Shoes Companies, all located within Brickstone, as well as other companies such as Smith & Nephew, Pfizer, Inc., MKS Instruments, Sarepta Therapeutics, Schneider Electric, Gillette, and Raytheon, which was actually housed on the Brickstone Square property in the 1950s and 1960s. And just like workers decades ago who took the train to their jobs in Andover every day, people who park at @Brickstone Square can take a shuttle to the Andover MBTA commuter rail station.
Near the I-495/Route 28 interchange and just one exit from I-93, @Brickstone Square is conveniently located and just 25 miles from Boston. The property is just one mile from downtown Andover where half a dozen hotels, a variety of restaurants and other businesses are readily accessible.
